Is it possible to transfer Zone properties from Archicad to QGIS while maintaining attributes such as area, usage type, and custom parameters? If so, what is the recommended workflow or file format for ensuring a smooth data transfer?

the latest v3 release of the Archicad connector only exports user defined properties, and some basic dimensional properties for the following element types: Wall, Slab, Beam(Segment), Column(Segment), Roof, Shell, Morph. For other element types we only export classifications, so Zone properties are not exported in the current version. We plan to improve the data extraction of the connector.
Thanks for the update! Are you considering implementing the ability to import 2D shapes such as lines and fills from Archicad to QGIS in future releases? This would be useful for workflows that rely on detailed 2D representations. Looking forward to any insights you can share!

Currently, our next-generation Archicad connector is designed for Data Extraction workflows. We are also working on the next version of the QGIS connector. You can find more information about what is supported by all the connectors in this thread.
